Owner and UT Dallas are soliciting statements of qualifications from potential developers {"Respondent"} capable of developing a mixed-use project on a 10+ acre portion of a tract of land north and west of the intersection of Synergy Park and Floyd Road (see attached maps). This property is adjacent to the proposed site of a future DART rail station The proposed rail station would be just west of the intersection of the Cotton Belt and KCS Railroads. The timing of the DART rail station is uncertain, so the proposed project must be capable of financial success prior to and independent of the construction of the rail station. The near-term objective of Owner and UT Dallas is to develop, pursuant to a ground lease or a fee development transaction, 10 or more but less than twenty acres as a mixed-use development consisting of multi-tenant housing and retail oriented to the university community {“Project”). The housing is envisioned to consist of perhaps 500-1,000 beds, although the number shall be determined jointly by UT Dallas and the selected developer. Such housing may consist of either housing to serve the general Richardson market or housing targeted to and reserved for UT Dallas’s students, faculty, and staff, as driven by demand. The Owner, UT Dallas, and the selected developer will arrive collectively at the final development program including a meaningful retail component for the Project and intends to attract consideration of this RFQ from nationally or regionally recognized developers who possess a history of developing successful projects in college town contexts.
